How to Check Land Records (ROR, Khata, Khasra) Online in Mizoram
Land records in Mizoram are kept by the Land Revenue and Settlement Department, and the key documents are the Land Settlement Certificate (LSC) and the Periodic Patta, not a mainland-style record of rights. The state has started an online system called e-Ram, piloted in Aizawl district from November 2024, covering services such as settlement, patta, LSC and name transfer, with coverage still being extended. In many areas, and in the autonomous district councils, records are still issued and checked at the District Council or DC office. This page explains how Mizoram land records work, what the LSC and Periodic Patta are, what you can check online, and where a boundary or ownership dispute is decided. Last verified October 2026.
- Department: Land Revenue and Settlement Department, Government of Mizoram.
- Documents: the Land Settlement Certificate and the Periodic Patta, not a mainland-style record of rights.
- Online: the e-Ram portal, piloted in Aizawl from November 2024, with coverage still growing.
- If disputed: a wrong name transfer or boundary fight goes to the revenue authorities and the civil court.
01The short answer
For land records in Mizoram:
- Records are kept by the Land Revenue and Settlement Department; the key documents are the Land Settlement Certificate (LSC) and the Periodic Patta.
- The e-Ram portal provides online services, piloted in Aizawl from November 2024, with coverage growing.
- In many areas records are still verified at the District Council or Deputy Commissioner office.
- A boundary or ownership dispute is decided by the revenue authorities and the civil court.
02The documents that matter
Mizoram uses its own land documents:
- Land Settlement Certificate (LSC): the main document evidencing a settled holding, including residential land.
- Periodic Patta: a holding granted for a period, common for agricultural and other land.
- Pass / lease records: other forms the department maintains for specific uses.
Ask for the exact document that applies to your plot. An LSC and a Periodic Patta are not the same thing, and a bank or buyer will want the correct one.

03The e-Ram portal
Mizoram's online land system is e-Ram, run by the Land Revenue and Settlement Department.
- It was piloted in Aizawl district from November 2024 and is meant to cover a set of services including settlement, patta, LSC and name transfer.
- Coverage beyond the pilot is still being extended, so your area may or may not be fully online yet.
- Check the Land Revenue and Settlement Department site and e-Ram for the services available for your district.
04Checking at the District Council or DC office
Where e-Ram does not yet cover your plot, the records are checked in person:
- Identify the district and, if relevant, the District Council area the land falls in.
- Approach the DC office or District Council office that maintains LSC and Patta records.
- Ask for verification of the LSC or Periodic Patta, a change of ownership or a renewal, as needed.
- For a boundary question, ask about a survey or demarcation by the department's staff.
05Autonomous district councils
Parts of Mizoram fall under autonomous district councils set up under the Sixth Schedule of the Constitution, which have their own role in land administration in their areas.
- Land in these council areas can be administered differently from the rest of the state.
- Check with the relevant District Council for records and procedures in its area.
- Customary and community rights carry real weight in Mizoram land, alongside the formal documents.
06When a record or boundary is disputed
Mizoram land disputes often turn on possession, the correct holder on the LSC, or overlapping boundaries:
- A clerical error in the LSC or Patta is corrected by applying to the department or council office with proof.
- A wrong name transfer, or a boundary or ownership fight, is a dispute decided by the revenue authorities and, where title or possession is in question, by the civil court.
- Keep every document, the LSC or Patta, any name-transfer order, survey notes and any council record, because the dispute turns on this record.
A Land Settlement Certificate that still names the old holder is the most common reason a Mizoram land deal stalls. Get the name transfer done before you transact, not after.

07Where Claw fits
Claw is an all-in-one legaltech platform for Indian advocates, law firms, and corporate legal teams, combining AI-based case search, an AI legal assistant (Legal GPT), case management, and compliance automation across all Indian courts and tribunals.
Checking an LSC is the easy part. The hard part is when a name transfer is wrong or a boundary or ownership dispute ends up before the revenue authorities or the civil court, because then you have to follow a live case for months or years. Claw is built for that. It searches and monitors matters across 9,102 courts, benches and forums in India, returns results in under 5 seconds, holds 30 crore+ judgments (Supreme Court from 1950 and High Courts from 1990), and does not train its AI models on your documents. You can create a FREE Claw account and track your land matter by party name or case number, so you see each date and order without a trip to the court. A clean search result means only that nothing was found on the forums and date searched, not that no dispute exists, so this is general information, not legal advice. Businesses that screen counterparties for litigation can use the same engine, for example in litigation screening for insurers.
