How to Get an Encumbrance Certificate Online in Telangana

An Encumbrance Certificate, or EC, tells you whether a property carries any registered loan, mortgage, sale, gift or charge over a chosen period. It is the first document a careful buyer, a bank or a lawyer asks for before money changes hands. Unlike West Bengal, Telangana does issue a proper EC, through the Registration and Stamps Department on its IGRS portal, and you can get it online or through MeeSeva. This page explains what the EC shows, how to generate it online, the fee, how far back to search, how to read the result, the common problems people hit, and what to do when the EC reveals a charge or a title dispute that has to be settled in court. Last verified October 2026.

The short answer
  • Where: Telangana Registration and Stamps (IGRS) at registration.telangana.gov.in, or MeeSeva.
  • What you get: an EC listing registered transactions; a clean one is a Nil Encumbrance Certificate.
  • How far back: trace the full chain of deeds, commonly 13 to 30 years, before a purchase.
  • Pay for the certified EC: banks and buyers want the official copy, not just the free search view.
  • If it turns into a dispute: civil or revenue court decides title; Claw can track it.

01What the EC shows

The EC is a certified extract of the registered transactions on a property for the period you ask for. It lists each registered sale, mortgage, gift, release and other charge, with the deed number, the date and the parties. If nothing adverse is registered for the period, the department issues a Nil Encumbrance Certificate, which is what a buyer wants to see.

Use the EC to:

  • Confirm the chain of ownership before you buy.
  • Check that no loan or mortgage is still live on the property.
  • Support a home loan application, since banks require an EC.
  • Spot a double sale or a hidden charge early.

The EC covers only registered transactions. It does not show unregistered claims, oral family arrangements or a pending court case, so it is one check among several.

02What you need before you search

The EC search works on the property, so you mainly need accurate property details:

DetailWhy it is needed
District and Sub-Registrar Office (SRO)The record is organised office by office
Village / ward and survey numberPinpoints the land parcel
Plot / door number and extentIdentifies the exact property
Document number and year, if knownLets you confirm a specific deed
Boundaries, if askedHelps match the right property

For a flat, keep the building and flat details and your seller deed number handy. The cleaner your survey and SRO details, the more reliable the EC.

03Step by step: EC online

The EC is generated on the Registration and Stamps (IGRS) portal, and MeeSeva can also issue it.

  • 1. Open the portal. Go to registration.telangana.gov.in and open the Encumbrance Search (EC) service, or use a MeeSeva centre.
  • 2. Enter property details. Select the district and SRO, and enter the village, survey number and plot details, with the period you want to cover.
  • 3. Run the search. The portal lists the registered transactions matching your property for that period.
  • 4. Pay for a certified EC. For a certified copy you can rely on, pay the fee and generate the official EC, not just the free search view.
  • 5. Download and keep it. Save the EC PDF and keep it with the deed copies.

Alongside the EC, check the land record at Telangana land records online, and if you are buying, read Telangana stamp duty and registration. A general EC explainer is at how to download an encumbrance certificate.

04Fee, search period and the Nil EC

A certified EC carries a fee that depends on the number of years searched and the number of entries. The online search view may be free, but a bank or a buyer will usually want the certified EC, so pay for the official copy.

On the period, before a purchase trace the full chain of registered deeds, commonly 13 to 30 years, so you do not miss an old mortgage or an unreleased charge. If the EC comes back Nil for the full period, that is the clean result you want, but still read the latest sale deed and the land record to confirm the title.

05How to read the EC

Read the EC carefully, entry by entry:

  • Mortgages and charges: a registered mortgage with no matching release may still be live.
  • More than one sale: repeated sales of the same survey number can signal a double sale or a dispute.
  • Gift and partition deeds: these change who can legally sell.
  • Matching survey number: make sure the entries relate to the exact plot you are buying.

A Nil EC only means nothing adverse was registered for that property over the period you searched. It does not rule out an unregistered claim or a pending case, so a lawyer should still read the deeds and check for litigation.

06Common problems

Typical snags:

  • Wrong survey number or SRO, so the EC misses entries or shows the wrong land.
  • Old transactions from before digitisation that need a manual search at the SRO.
  • Name spelling differences between the deed and the record.
  • A mortgage shown with no release, which the seller must clear before you pay.

If the online EC seems incomplete, visit the Sub-Registrar Office with the survey details and ask for a manual EC search for the missing years.

07If a charge or title dispute shows up

An EC often surfaces the problem rather than solving it. You may find an old mortgage the seller claims is cleared, a second sale of the same survey number, a boundary that does not match the record, or an heir who says the seller had no right to sell. These are title disputes, and they are decided by the civil court where the property is situated, through a suit for declaration, partition or injunction, while the mutation and revenue side is dealt with by the revenue authorities. A registered mortgage that is not released may need the lender to execute a release or a court order to remove the charge.

If your EC check turns into a title or boundary fight, you can create a FREE Claw account and track that matter across the forum that hears it. Claw covers 9,102 courts, benches and forums in India, so whether the dispute sits before a civil court, a revenue authority or the Telangana High Court, there is a real tracking home for the orders and the next dates. Judgment search spans 30 crore+ judgments, with Supreme Court decisions from 1950 and High Court decisions from 1990, and results return in under 5 seconds, which helps you and your lawyer see how similar title and mortgage disputes were decided. Claw does not train its AI models on your documents. This is general information and not legal advice, and a property dispute needs a lawyer for the pleadings and the arguments.

To see what is already filed against a seller or a plot, run a case search across Indian courts by party name. For the time limit to bring a suit or an appeal, see the limitation period for filing an appeal.

09Frequently asked questions

Does Telangana issue an Encumbrance Certificate online?

Yes. The Telangana Registration and Stamps Department issues the EC through its IGRS portal at registration.telangana.gov.in, and MeeSeva can also issue it. You enter the district, SRO, village and survey number and the period you want.

What is a Nil Encumbrance Certificate?

It is an EC that shows no adverse registered transaction, such as a live mortgage or a disputed sale, on the property for the period searched. It is the clean result a buyer or a bank wants to see.

How far back should the EC go?

Before a purchase, trace the full chain of registered deeds, commonly 13 to 30 years, so you do not miss an old mortgage, an unreleased charge or a break in the title.

The free search view is enough, is it not?

For a serious purchase or a home loan, pay for the certified EC. Banks and buyers rely on the official certified copy, not just a free search screen.

The EC shows a mortgage or a disputed sale. What now?

A live mortgage must be released by the lender before you pay. A disputed or double sale is a title dispute for the civil court where the property is located. Claw can track that suit across the forum that hears it.
