How to Get an Encumbrance Certificate Online in Uttar Pradesh

An encumbrance certificate tells you whether a property carries any registered dues, mortgage, sale, gift or charge over a period, and in Uttar Pradesh the registered-deed history sits with the Stamp and Registration Department (Nibandhan Vibhag) on its IGRSUP portal at igrsup.gov.in. UP's online facility is a property or deed search rather than the single named "EC" format some southern states issue, but it does the same job: it lets you see what has been registered against a property before you buy it or lend against it. This page explains what the IGRSUP property search shows, how to run it online, how it works with the Bhulekh land record, what the search cannot tell you, and what to do when it reveals a mortgage, a disputed sale or a title cloud. 01What the search shows (and does not)

The IGRSUP property search draws on deeds that were registered with the Sub-Registrar. It can show you:

  • Registered sale deeds, gift deeds and transfers over the period searched.
  • Registered mortgages and charges on the property.
  • The parties and dates of those registered transactions.

It does not show unregistered dealings, an oral family arrangement, a pending court case, a tax or utility due, or a possession dispute that never reached the Sub-Registrar. So a clean property search is necessary but not sufficient; you must still check litigation, mutation and physical possession separately.

02What you need before you start

  • The district, tehsil and village or mohalla where the property lies.
  • The exact property details: plot or khasra number, or the registered address.
  • The time period you want the history for.
  • The seller's or owner's name, to cross-check the registered parties.

Get these from the current sale deed, the municipal record or the Bhulekh extract so your search terms are precise. A vague search on a common plot number returns noise.

  • Step 1. Open the UP Stamp and Registration portal at igrsup.gov.in.
  • Step 2. Choose the property search or registered deed details service (look for the property-search / sampatti vivran option).
  • Step 3. Select the district and Sub-Registrar office, then enter the property identifiers and the period.
  • Step 4. Pay any search or inspection fee online if asked, and view or download the list of registered entries.
  • Step 5. For a certified copy of a specific deed, use the certified-copy service on the same portal.

Use only the official igrsup.gov.in portal. For a high-value purchase, also inspect the Sub-Registrar record directly or through an advocate, because the online index can lag the physical register.

04Pair it with Bhulekh land records

The registered-deed search tells you about transactions; the land record tells you about ownership and area as the revenue department records it. In UP that record is the Bhulekh khatauni on bhulekh.up.gov.in.

  • Pull the khatauni (record of rights) to confirm the recorded owner, the area and the land type.
  • Check that the name on the khatauni matches the seller and the IGRSUP deed chain.
  • A mismatch between the deed history and the land record is a warning sign that mutation is pending or disputed.

Reading the two together is how a buyer or lender gets a real picture rather than a half one.

05Reading the result

What you seeWhat it meansWhat to do
A registered mortgage still openThe property is charged to a lenderInsist on a registered release before you pay
Multiple sale deeds in a short spanPossible flipping or a disputed chainTrace every link and verify each seller's title
Nothing found for the periodNo registered deal in that windowWiden the period and still check litigation and possession
Owner name differs from the sellerMutation or succession not recordedResolve the chain before any payment

Treat the search as one input. The safe practice is a property search plus a land-record check plus a litigation check before any money changes hands.

06When the search reveals a dispute

If the history shows a live mortgage, a broken chain of title, a double sale or an owner who does not match the record, you may be looking at a dispute rather than a clean property:

  • Title and ownership suits (declaration, partition, specific performance, injunction) are decided by the civil court of the district.
  • Mutation, boundary and revenue entries are corrected by the revenue courts (Tehsildar, SDM and up the revenue hierarchy).
  • A fraudulent registration can also trigger a complaint, and a wrongful refusal by the registering authority can be challenged.

At that point the question is no longer "what is registered" but "who will win if this is fought", which is a litigation question. Before you buy or lend, it pays to see whether the property or the seller is already in court.

07Track a title dispute with Claw

Claw is an all-in-one legaltech platform for Indian advocates, law firms, and corporate legal teams, combining AI-based case search, an AI legal assistant (Legal GPT), case management, and compliance automation across all Indian courts and tribunals.

If a property search turns up a dispute, or your own purchase later becomes a suit, that is exactly what Claw is built to follow. You can create a FREE Claw account and track the matter across the court or tribunal that hears it, whether that is the district civil court on a title suit or the revenue court on a mutation fight, with Claw covering 9,102 courts, benches and forums including the Allahabad High Court and its Lucknow Bench. Claw returns results in under 5 seconds, judgment search spans 30 crore+ judgments (Supreme Court from 1950 and High Courts from 1990) so your advocate can see how similar title and mutation disputes were decided, and Claw does not train its AI models on your documents. A clean litigation result only means nothing was found on the forums and date searched under the names searched, and this is general information, not legal advice.

Before you buy, run a case search across Indian courts on the seller and the property. For fixing a title problem, see how to clear a cloud on property title.

09Frequently asked questions

Does Uttar Pradesh issue an encumbrance certificate like the southern states?

UP offers a registered-deed property search through IGRSUP at igrsup.gov.in rather than the single named EC document that states like Tamil Nadu or Karnataka issue. It does the same job: it lets you see the registered sale, gift, mortgage and charge history of a property before you buy or lend.

How do I run the search online?

Open igrsup.gov.in, choose the property search or registered deed details service, select the district and Sub-Registrar office, enter the property identifiers and the period, pay any fee, and view or download the registered entries. For a specific deed, use the certified-copy service on the same portal.

What does the search not show?

It does not show unregistered dealings, oral family arrangements, pending court cases, tax or utility dues, or possession disputes. A clean search is necessary but not sufficient, so you must also check the land record, litigation and physical possession before paying.

Should I also check Bhulekh?

Yes. IGRSUP shows registered transactions while bhulekh.up.gov.in shows the khatauni record of rights, the recorded owner and the area. Reading the two together catches mismatches that signal a pending or disputed mutation.

The search shows a dispute. What now?

A title or ownership dispute (declaration, partition, specific performance, injunction) is decided by the district civil court, while mutation and boundary entries are corrected by the revenue courts. At that point it is a litigation question, so check whether the property or seller is already in court before you commit.

Can I track a property dispute online?

Yes. Once a title or mutation dispute becomes a case, you can create a free Claw account and track it across the civil or revenue court that hears it, including the Allahabad High Court and its Lucknow Bench, with hearing dates and orders in one place.
