How to check a RERA Bihar complaint status and a project or agent registration on the official portal, how the two differ, and what to do when an order goes to the Bihar appellate tribunal.

How-to · RERA Bihar · Status Check

Homebuyers, promoters and advocates in Bihar often lose time on one simple question: what is the status of my RERA matter, and is this project even registered? To check a RERA Bihar complaint status, search the complaint on the official RERA Bihar portal by complaint number or party name. To check a project or agent, use the registration search on the same portal. These are two different records. Claw tracks RERA and Bihar REAT matters by party name with alerts, once you create a free account.

The short answer
  • Complaint status: search the complaint by number or party name on rera.bihar.gov.in.
  • Registration status: use the project, promoter or agent search on the same portal. It is a separate record.
  • Appeal: orders of RERA Bihar are appealed to the Bihar REAT under section 44, within sixty days.
  • Tracking: create a free Claw account to track RERA Bihar and Bihar REAT matters by party name with alerts.

01Why status checks go wrong

Most people who search for a RERA Bihar status are not lost because the portal is hard. They are lost because they are looking in the wrong place for the wrong record.

One word, three different records

In real estate matters, “status” can mean the stage of a complaint, the registration of a project, or the content of an order. Each sits in a different part of the system. A buyer who searches for a complaint number in the project list will find nothing and may think the case does not exist.

Names are written in many ways

Promoters often trade under a company name, a brand name and a project name. A complaint may be filed against the company, while the buyer only remembers the project. If you search with one spelling, you can miss the record. Always try the company name, the project name and the complainant name.

Dates move quietly

Hearings get adjourned, benches change and orders are uploaded days after they are passed. If you only check once, you can miss a hearing, or miss the short window to file an appeal.

Official data only

This page explains how to read what the official portals show. The RERA Bihar portal is the source of truth for the authority’s records, and the Bihar REAT website is the source for appeals. Always confirm important dates on the official site.

02Complaint, registration and order: three records

The Real Estate Regulatory Authority, Bihar (RERA Bihar) was set up under the Real Estate (Regulation and Development) Act, 2016. It does two broad jobs, and the portal reflects both.

  • Registration status answers: is this project, promoter or real estate agent registered? It shows registration details, not any dispute. A project can be registered and still have complaints against it.
  • Complaint status answers: where is my case? It shows the complaint, the parties, the bench, the stage and the next date.
  • Order search answers: what did the authority decide? It gives you the order or proceeding as a document you can read and, if needed, appeal against.
Registration status tells you whether a project is on the register. Complaint status tells you where a dispute stands. They are separate records and need separate searches.

This matters in practice. A buyer checking a builder before booking needs the registration record. A buyer who has already filed a complaint needs the complaint status and the cause list. An advocate preparing an appeal needs the certified order.

03Step by step: check RERA Bihar complaint status

Follow these steps to check the status of a complaint on the official portal.

  1. Open the portal. Visit rera.bihar.gov.in on a laptop or phone.
  2. Find the complaint or case status section. Look in the main menu for complaints, case status or orders.
  3. Search by complaint number. If you have the complaint or case number from your acknowledgement, enter it exactly as written, including the year.
  4. Or search by party name. Try the complainant name, then the promoter or company name. Try short forms and full forms.
  5. Open the record. Note the stage, the bench or authority hearing the matter and the next hearing date.
  6. Check the cause list. The authority publishes daily cause lists as documents on the portal. Look for your complaint number or party name on the day of the hearing.
  7. Download the order. Once an order or proceeding is uploaded, save a copy. You will need it for compliance or for an appeal.

Keep your acknowledgement, payment receipt and complaint number in one folder. Most failed searches come from a wrong number or a different spelling of the party name.

04Step by step: check project or agent registration

Before you book a flat or pay a token amount in Bihar, check that the project and the promoter are on the register. A registered project must show its details publicly.

  1. Open the registered projects or promoter search on the RERA Bihar portal.
  2. Search by project name or promoter name. If you are not sure of the exact project name, search by the promoter or by the district.
  3. Open the project page. Check the registration number, the promoter, the location and the validity of the registration.
  4. Compare with your documents. The name, number and details in your agreement and advertisement should match the register.
  5. For agents, use the agent search. Real estate agents who deal in registered projects must also be registered. Ask for the agent registration number and check it.

If you cannot find the project, do not assume it is a fraud. First try other spellings. If it is still missing, ask the promoter in writing for the registration number. A project that is advertised or sold without a valid registration can be a ground for a complaint.

05Methods compared: how to check RERA Bihar status

There is more than one way to follow a RERA Bihar matter. The right choice depends on how many matters you have.

MethodWhat it showsWorks best forLimits
RERA Bihar portal, complaint searchComplaint record, stage, next date, ordersA buyer or promoter with one or two complaintsManual check each time. No alerts. Needs the right number or spelling
RERA Bihar portal, project and agent searchRegistration details of a project, promoter or agentDue diligence before bookingShows registration, not the state of any dispute
Daily cause list on the portalWhich matters are listed on a given dayAdvocates preparing for a hearingPublished as documents. You must scan for your matter every day
Bihar REAT websiteAppeal details and appellate ordersAnyone who has appealed or wants to appealCovers appeals only, not the first-level complaint
Visit or ask the registryConfirmation of stage and datesWhen the portal data looks staleNeeds time and a visit or a trusted contact
Claw tracking by party nameUpdates on matters linked to the party, with alertsAdvocates, banks and promoters with many mattersNeeds a free account. Check key dates on the official site

For one case, the official portal is enough. For a portfolio of matters across RERA and the appellate tribunal, manual checks become the weak point.

06Appeal route: from RERA Bihar to the Bihar REAT

An order of the authority is not always the end. Under the RERA Act, an appeal against an order of the Real Estate Regulatory Authority or the adjudicating officer goes to the Real Estate Appellate Tribunal of the state. In Bihar this is the Bihar Real Estate Appellate Tribunal (REAT), which has its own website at reat.bihar.gov.in.

What the law says

  • The appeal is filed under section 44 of the RERA Act, 2016.
  • The time limit for filing an appeal is sixty days from the date a copy of the order is received. The tribunal can allow a later appeal only if there is sufficient cause.
  • A promoter who appeals against an order that asks for payment generally has to deposit the amount required by the proviso to section 43(5) of the Act before the appeal is heard. Allottees are not required to pay this deposit.
  • Further appeal from the tribunal lies to the High Court, which for Bihar is the Patna High Court, under section 58 of the Act.

The Bihar REAT site publishes the appeal procedure, the form and the fee. Check the current form and fee on that site before filing.

Plan the appeal early

Sixty days go quickly once you add the time to get a certified copy, prepare the grounds and arrange the deposit. Start as soon as the order is uploaded. Do not wait for a notice to arrive by post.

07Common problems and fixes

The search shows no result

Try the number without extra spaces, then try the party name in different spellings. Search for the promoter company, not only the project brand.

The portal is slow or shows an error

Government portals can be slow in peak hours and some browsers show a security warning. Try again later or on another device. Do not enter personal details on any page that looks different from the official portal.

The status looks old

Orders and cause lists are sometimes uploaded after a delay. If a hearing date has passed and nothing is updated, contact the registry and keep a note of the date and the person you spoke to.

The project is registered but I still have a problem

Registration does not mean there is no dispute. A registered promoter can still delay possession or give a poor build. If that happens you can file a complaint. A promoter’s duties and a buyer’s remedies come from the RERA Act and the Bihar rules.

I have many matters to follow

If you handle many RERA matters, a manual check each morning does not scale. See our guide to RERA case management software in India for what to look for.
