How-To · RERA Karnataka
You filed a complaint with the Karnataka real estate regulator, or you want to check whether a Bengaluru project is really registered, and you are not sure where to look or which status you are reading. The short answer is this: to check a K-RERA complaint status, use the Complaints section of the official portal and search by complaint number or party name. To check a project or agent registration, use the separate registration search. Claw can also track RERA and Karnataka REAT matters by party name with alerts, after you create a free account.
- Complaint status: use the Complaints section of rera.karnataka.gov.in and search by complaint number or party name.
- Registration status: use the separate project or agent search with the RERA registration number.
- Appeals: K-RERA orders are appealed to the Karnataka REAT, generally within 60 days.
- Tracking: create a free Claw account to track K-RERA and Karnataka REAT matters by party name with alerts.
01Why Karnataka RERA status is confusing
Most people who search for a K-RERA status are really asking one of three different questions, and the portal answers each one in a different place.
One authority, several records
The Karnataka Real Estate Regulatory Authority (K-RERA) was set up under the Real Estate (Regulation and Development) Act, 2016, and works under the Karnataka Real Estate (Regulation and Development) Rules, 2017. It keeps a register of projects and agents, hears complaints, and passes orders. These are separate records. A project can be registered and still have complaints against its promoter.
The status you see depends on the question you ask
A homebuyer in Bengaluru who wants to know if the builder will be made to refund money needs the complaint status. A buyer who has not yet paid needs the registration status. Reading the wrong one gives a false comfort. A valid registration does not tell you whether a complaint is pending or decided.
An order is not the end of the matter
Either side can appeal a K-RERA order. The appeal goes to a different body, so a case that looks closed on the portal may be alive elsewhere. This is where many buyers and lawyers lose track.
On the Karnataka RERA portal, complaint status, project registration and appeals are three different things, and each is checked in a different place.
02Complaint status vs registration status vs order search
Know which record you need before you open the portal. This table shows the difference.
| What you want to know | Which record | What you usually search by | What it tells you |
|---|---|---|---|
| Is my complaint pending, heard or decided? | Complaint (case) status | Complaint number, complainant or respondent name | Current stage, next hearing date, orders passed |
| Is this project or agent legally registered? | Project or agent registration | Registration number, project name, promoter name | Registration details and validity of the project or agent |
| What did the Authority finally order? | Order or judgment | Complaint number or party name | The decision, such as refund, interest or direction to the promoter |
| Has the order been appealed? | Appeal before the Karnataka REAT | Appeal number or party name | Stage of the appeal at the tribunal, not the Authority |
Compensation claims by an allottee are generally decided by the Adjudicating Officer under the Act, while refund, interest and compliance matters are heard by the Authority. If you are unsure which one handled your matter, check the title of your own order or acknowledgement.
03Step 1: How to check a K-RERA complaint status online
You can check a complaint on the official portal in a few minutes if you have the complaint number or the name of a party.
- Open the portal. Go to the official K-RERA website, rera.karnataka.gov.in. Type the address yourself rather than using a link from an unknown message.
- Go to Complaints. Look for the Complaints section and choose the option for case or complaint status.
- Enter your details. Use the complaint number if you have it. If not, search by the name of the complainant or the respondent (usually the promoter or agent).
- Search and open the record. Click the matching entry to see the stage of the case, the next hearing date and any order uploaded.
- Save the order. If an order is shown, download it and keep a copy. The appeal period runs from the date of the order, so the date matters.
Tip: if a name search finds nothing, try a shorter form of the builder name, or the project name. Company names are often typed in different ways on the same portal.
04Step 2: How to check a project or agent registration in Karnataka
Check registration before you book, and again if a dispute starts. Under the Act, most larger projects and real estate agents must be registered with the state authority.
- Open the same official portal. Use rera.karnataka.gov.in and go to the registered projects or registered agents section.
- Search the project. Enter the RERA registration number printed on the builder’s brochure and advertisement, or search by project name, promoter name or district.
- Read the project page. Check the promoter name, location, registration number and validity, and the declared completion date.
- Match it with your papers. The registration number on your agreement should match the portal. If it does not, ask the promoter in writing.
- Check for complaints separately. Go back to the complaints search and look up the promoter name. A registered project can still have disputes.

05Ways to check RERA Karnataka status: methods compared
| Method | Best for | Needs | Limit |
|---|---|---|---|
| Official K-RERA portal complaint search | Checking one complaint now | Complaint number or party name | Shows the Authority only. Does not follow an appeal or send alerts |
| Official K-RERA registration search | Verifying a project or agent | Registration number or project name | Shows registration, not whether disputes exist |
| Visiting or calling the K-RERA office | When the portal is down or the record looks wrong | Your complaint number and identity papers | Slower, and depends on office hours |
| Your advocate or the case file | Hearing dates and next steps | Your own engagement | Depends on how often it is updated |
| A tracking tool such as Claw | Following several matters by party name, with alerts | A free Claw account and the party name | A tracker is not an official record. Confirm orders on the portal or court record |
Use the official portal as your source of truth. Use a tracker when you have many matters, or when you want a message the day something changes instead of checking by hand.
06The appeal route: Karnataka Real Estate Appellate Tribunal (K-REAT)
An order of K-RERA or its Adjudicating Officer can be appealed to the Karnataka Real Estate Appellate Tribunal, usually called K-REAT or KREAT. It is set up under Section 43 of the RERA Act and is a separate body from the Authority.
- Time limit: an appeal is generally filed within 60 days of the order.
- Deposit by the promoter: where a promoter appeals an order that requires payment to an allottee, the Act requires the promoter to deposit the amount due before the appeal is heard (Section 43(5)).
- Next step after K-REAT: the Act provides a further appeal to the High Court of Karnataka on a question of law (Section 58).
This is why the portal status can mislead. The K-RERA record shows the Authority’s order. It does not show what is happening at the tribunal. Check the K-REAT record, or ask your advocate, using the appeal number or the party names.
07Common problems and how to fix them
The complaint is not found
Try the complaint number exactly as printed, then try the builder or project name. If the complaint was filed recently, the entry may take time to appear. Keep your acknowledgement receipt.
The status looks old
Portals are not always updated the same day as a hearing. Compare the date on the portal with the date on your order or notice, and confirm with your advocate.
The project is registered but the builder has delayed handover
Registration shows a declared completion date. A delay beyond that date is the kind of issue buyers raise in a complaint. For software that manages such matters at scale, see our guide to RERA case management software in India.
Orders are passed but money is not recovered
Winning an order and recovering the money are separate steps. Execution of orders has its own process and follow-up, so keep every order and notice date in one place. Banks and NBFCs that screen borrowers for pending real estate disputes may also use a litigation search API as part of due diligence.
RERA matters sit in the wider world of property and consumer litigation, where each forum has its own search. For another example of forum-wise searching, see copyright litigation forums in India. For the Maharashtra authority, see how to check MahaRERA complaint status.

10Frequently asked questions
How do I check my Karnataka RERA complaint status?
Open the official portal at rera.karnataka.gov.in, go to the Complaints section, and search by complaint number or the name of a party. The record shows the stage, hearing date and any order. Confirm important dates with your advocate.
What is the difference between complaint status and registration status in K-RERA?
Complaint status shows how a dispute is progressing at the Authority. Registration status shows whether a project or agent is registered. A project can be registered and still have complaints, so check both.
Where do I appeal a K-RERA order?
Appeals lie to the Karnataka Real Estate Appellate Tribunal (K-REAT) under Section 43 of the RERA Act, generally within 60 days of the order. A promoter appealing a payment order must first deposit the amount due. Confirm the current form and fee with the tribunal.
Can I check a Karnataka RERA case status without the complaint number?
Yes, usually. Search by the name of the complainant or the respondent, or by the project name. Try shorter forms of company names if nothing is found.
Does Claw track Karnataka RERA and K-REAT matters?
Claw tracks RERA and Karnataka REAT matters by party name and sends alerts. You need to create a free Claw account first. There is a free plan for individual advocates, and teams and enterprises are on paid plans.
Is the portal status the same as the court record?
No. The K-RERA portal shows the Authority's own record. An appeal at the K-REAT or the High Court is a separate record, so check each one for the full picture.
