How to check a WBRERA complaint status and a project or agent registration on the official portal, what each search actually tells you, and where an appeal goes next.

How-To · West Bengal RERA

You filed a complaint with the West Bengal Real Estate Regulatory Authority, or you want to know whether a builder's project is properly registered, and you cannot tell where to look or what the result means. To check a WBRERA complaint status, use the complaint search on the official portal, rera.wb.gov.in, with the complaint number or party name. To check registration, use the separate project or agent search. This guide explains both, how they differ, and what to do after an order.

The short answer
  • Official portal: rera.wb.gov.in, run by the West Bengal Real Estate Regulatory Authority.
  • Complaint status: search by complaint number or party name. Registration status: search the project or agent list.
  • Appeal route: the West Bengal Real Estate Appellate Tribunal (WBREAT) in Kolkata.
  • Tracking many matters: create a free Claw account to track WBRERA and West Bengal REAT matters by party name.

01Why WBRERA status is confusing

Most people searching for "West Bengal RERA status" are really asking one of two different questions, and the portal answers them in different places.

Two questions that look like one

The first question is about a dispute: "What happened to my complaint against the promoter?" The second is about a project: "Is this project or this agent registered with WBRERA?" A buyer in Kolkata, Howrah, Siliguri or Durgapur often needs both, but they are separate records.

The records are not linked by one number

A complaint has its own complaint number. A project has a registration number. An order of the Authority is a third document, attached to the complaint. If you search with the wrong number in the wrong place, you will see nothing and may think the record does not exist.

Status is not the same as outcome

A status such as "pending" or "heard" tells you where the file is. It does not tell you whether you won. The order, when it is uploaded, is what carries the direction on refund, interest or possession.

Official portal only

The West Bengal Real Estate Regulatory Authority runs its own portal at rera.wb.gov.in. Always check the address ends in wb.gov.in before entering any personal details or paying any fee.

02Complaint, registration and order search

There are three things you can look up, and each answers a different question.

  • Complaint status: where your grievance stands, including hearing dates and next steps. Search by complaint number or by the name of the complainant or respondent.
  • Registration status: whether a real estate project or a real estate agent is registered with the Authority. Search by project name, promoter name or registration number.
  • Order search: the written direction passed by the Authority in a decided complaint. It is normally reached from the complaint record once uploaded.
Complaint status tells you where the file is. Registration status tells you whether the project is legal. An order tells you who won.

The portal also carries notices and lists such as defaulter information. These are useful background, but they are not a substitute for the complaint record itself.

03Steps to check WBRERA complaint status

Follow these steps to check a complaint on the official portal.

  1. Open the portal. Go to rera.wb.gov.in in your browser.
  2. Find the complaint section. Look for the grievance or complaint option in the menu.
  3. Search. Enter your complaint number if you have it. If not, search by the name of the complainant or the respondent promoter.
  4. Open the record. Check the current status, the next hearing date and the bench or officer dealing with it.
  5. Look for the order. If the matter is decided, see whether the order is available to view or download.

Keep your acknowledgement and complaint number safe. Complaints can be filed online or offline, and the offline route has its own fee, so the way you filed affects where you first see the record.

If you cannot find your complaint

Try a shorter version of the party name, check spelling, and search by the respondent as well as the complainant. Names on legal records often differ from the name used in sale papers, for example a company name versus a brand name.

04Steps to check project or agent registration

Registration is the first thing to check before you pay a builder. A registered project is listed with the Authority, which can then act on complaints about it.

  1. Open the portal at rera.wb.gov.in.
  2. Choose the project or agent search. Registered projects and registered agents are listed separately.
  3. Enter what you know. Use the project name, the promoter name or the registration number printed on the builder's brochure or agreement.
  4. Read the record. Check the promoter, location, registration validity and any extension or revocation noted.
  5. Match it to your papers. The registration number in your agreement should match the one on the portal.

If a project cannot be found, do not assume the worst straight away. It may be listed under a different name or an older phase. But an unregistered project that is required to be registered is a serious red flag, and it is a valid ground for a complaint.

05Methods compared

You can check WBRERA matters in a few ways. The right one depends on how many matters you follow.

MethodWhat it showsNeedsBest for
WBRERA portal complaint searchComplaint status, hearings, uploaded ordersComplaint number or party nameChecking one complaint, from the official source
WBRERA portal project or agent searchRegistration status of a project or agentProject, promoter or registration numberDue diligence before paying a builder
WBREAT (appellate tribunal) pagesAppeal listings and tribunal informationAppeal details or party nameFollowing an appeal after an order
Visiting or calling the Authority officeStatus from the registryComplaint number and IDWhen the portal record is missing or unclear
A tracker such as ClawMatters followed by party name, with alertsA free Claw accountFollowing many matters or many parties over time

For a single check, the official portal is enough and is the source of truth. For several matters, repeated manual searching becomes slow and easy to forget.

06After an order: the West Bengal REAT

An order of the Authority is not always the end. Under the RERA Act, an appeal against an order of the Authority or the Adjudicating Officer lies to the Real Estate Appellate Tribunal of the state.

In West Bengal this is the West Bengal Real Estate Appellate Tribunal, called WBREAT or West Bengal REAT, based in Kolkata. It has its own pages on the same portal at rera.wb.gov.in/wbreat.

What to watch for

  • Time limit: the Act sets a limited period to file an appeal from the date the order is received. Read the order and the Act, or ask your advocate, soon after receiving it.
  • Promoter deposit: a promoter appealing a payment order generally has to meet a deposit condition set by the Act, which can delay appeals.
  • Parallel cases: the tribunal has dealt with cases where the same dispute was also before a consumer commission. Choosing one forum carefully matters.
  • Beyond the tribunal: a further appeal can lie to the High Court at Calcutta. Take legal advice on the grounds.
